What Is Included in Our Standard Finished Modular Home Price
The USD 399/sqm EXW reference price is for Finished Modular Home standard structure and configuration only. It is not a Space Capsule Cabin price and it is not a complete destination-country project cost.

Final price depends on confirmed layout, material, quantity, configuration, trade term and destination. The Equipment List or configuration list defines the standard product boundary.
Standard Scope May Include
The exact scope must follow the confirmed quotation and configuration list. The standard Finished Modular Home reference may include the following product systems when listed in the quotation.
Structural System
Main structural frame and standard house body system according to the confirmed model.
Wall and Insulation
Exterior wall system, insulation and related panel configuration according to the Equipment List.
Door and Window
Door, window and Low-E glass configuration where included in the standard quotation.
Interior Preparation
Interior wall and floor decoration, electrical and plumbing preparation, plus bathroom configuration where included in the confirmed quotation.
Quoted Separately When Required
These items should not be assumed inside the standard USD 399/sqm EXW Finished Modular Home reference unless they are clearly included in the signed quotation.
Interior and Equipment
Kitchen, bathtub, jacuzzi, special ceiling, special flooring, air conditioning units, low-voltage systems and special equipment are quoted separately when required.
Outdoor and Wellness
BBQ area, sauna, decking, canopy, terrace and similar project support products require separate confirmation of material, size, connection and supply scope.
Logistics and Local Work
Septic tank, wastewater tank, shipping, customs, inland transport, local installation, foundation, utility connection, wastewater connection and local permits are outside the standard factory EXW product price unless written into the quotation.
Space Capsule Cabin note
Space Capsule Cabin is quoted by model.
Space Capsule Cabin uses its own standard quotation and model-based pricing. The Finished Modular Home USD 399/sqm EXW reference does not apply to Space Capsule Cabin, capsule-style glamping units or special model packages.

What is not included in the USD 399/sqm reference price?
It is not a final landed price and does not include kitchen, bathtub, jacuzzi, BBQ, special configurations, freight, import duties, destination port charges, inland transportation, local unloading, crane, local installation labor, foundation, permits, utilities connection, septic or wastewater approval, furniture, operating items, or local approval.
Is the USD 399/sqm price valid for Space Capsule Cabins?
No. The USD 399/sqm reference does not apply to Space Capsule Cabins. Space Capsule Cabins use model-based pricing and their own standard quotation scope.
Is kitchen included in the USD 399/sqm price?
No. Kitchen packages, bathtub, jacuzzi, BBQ and special configurations are quoted separately. Buyers should confirm these optional items before comparing supplier prices.
What extra costs should I plan for besides the prefab cabin itself?
Besides the cabin, plan for freight, civil and site works such as piling, foundation, water, power, sewage, access roads and local installation. Optional items such as kitchen, sauna, decking, canopy or other accessories are quoted separately based on specification.
